RENT COLLECTION

Collection of rent is a priority and will be deposited into your account within 3 business days of receipt.   Collection of rent is a priority and will be deposited into your account within 3 business days of receipt.  We keep track of who has paid and who hasn't in addition to follow up on those who are late.  You will be able to use the online Owner Portal to view and/or print rent statuses. We take care of all aspects of rent collection, giving you the peace of mind knowing that everything is in good hands.  

MAINTENANCE REQUESTS

It is inevitable that all tenants will require some kind of maintenance at sometime during their tenancy.  We take care of and oversee all of your maintenance requests and make sure the appropriate contractor or vendor is licensed and insured.  

ACCOUNTING

DRS Property Management will keep track of all your income and expenses and always keep your books up to date.  We provide monthly or quarterly reports either mailed or emailed. Or if you prefer, you may log into the online Owner Portal on your computer, phone or tablet and view all your financials there, 24/7.

STATEMENTS / COUPONS

We provide your choice of monthly statements, yearly coupon books or computerized statement to your tenants.

ROUTINE INSPECTIONS

Inspections are necessary to ensure that everything is in good condition.  Too often the batteries of smoke detectors are removed, or there is a leak under the kitchen sink that could cause dry rot.  It is vital to provide preventative maintenance where needed as soon as possible, during tenancy not after, in order to help protect the owners assets.

ON SITE STAFF MANAGEMENT

We will interview and hire on-site managers and maintenance personnel as well as supervise their daily activities.  

RENTING / LEASING VACANCIES

100% occupancy is our priority. We will market, advertise and list your vacant units to get them filled.  Time is of essence and the longer you have a vacant space, the more money you lose.  

TENANT ISSUES

Whether it be a noise complaint, broken faucet or lost keys, we treat all request as being important.  Though each issue may have a different outcome, we strive to ensure your tenant's needs are met in a professional and timely manner, eliminating the possibility of a formal complaint. 

SERVING NOTICES

Not serving the proper eviction notice correctly or timely can delay the process for several months (or more).  We are knowledgeable in what forms to use and the language needed per legal requirements that will move the process along within a timely manner. 

EVICTIONS

With years of experience in the industry, we are familiar with all the important steps necessary to help guide you through the eviction process and will act as a liaison on your behave during this process, which could be pretty stressful if you were to take those on yourself. 

RECOMMENDATIONS

 If we see or are aware of any trends that could effect rents we can make recommendations based on our experience.  With your best interest in mind, we can offer advice on how to cut costs, increase income and maintain that 100% occupancy.
